Tips to Prepare your Location for Photographs

It is important that your property is prepared for photography so I can give you the best images possible. Often in day to day life people don’t see what the camera will see as “clutter”, but if you adopt the philosophy of “less is more”  your end result will be much better.

The list can look daunting but remember you are selling your property, not your personal lifestyle. It’s much easier for a potential buyer to picture themselves in a space if it’s not overwhelmed by things that are not their own taste.

If you can’t put things in closets or in cabinets keep in mind that unless a closet or garage area has special built ins or other design features they are rarely photographed, so extra items can be stored there. 

  • Clear all unnecessary objects from furniture and counter tops throughout the house.
  • In the kitchen the more small appliances you can take off the counter the better. Remove extra towels from the stove or cabinet handles, and any dishes or soaps from the sink / counter top.
  • Remove any items taped to walls or on refrigerator.
  • Remove garbage cans.
  • If possible, remove items that are not designated for the room they are currently in, such as exercise equipment in the bedroom, space heaters, fans, vaporizers and dehumidifiers.
  • Remove any newspapers, magazines, stacks of papers and mail.
  • Remove pet food bowls, litter boxes and toys, and make sure your pet is secure in a crate, or removed from the premises if you will not be home at the time of the shoot.
  • Replace any burnt out light bulbs.
  • Remove children's toys from living areas, and if possible high chairs  / booster seats.
  • In the bathroom remove all personal items from counter-tops such as tooth brushes, lotions, and shaving devices.
  • Take up excessive bath mats and make sure all towels are folded neatly and match, If you do not have matching towels and rugs its best to remove them entirely.
  • If a photograph will be taken of the tub or shower please remove all shampoos and cleansers / rags or sponges.
  • Close all toilet lids.
  • Remove garbage cans and scales.
  • Outside, remove yard clutter such as toys, pet items, and yard tools. Make sure hoses are neatly wrapped up or removed.
  • Remove or replace dead plants or flowers and if possible have fresh pine straw or mulch in flower beds.
  • Make sure the bushes and grass are trimmed.
  • Remove any vehicles from the driveway or parked in front / behind the property.
  • If you are an agent, please keep in mind that MLS does not want your sign in the pictures, so if possible wait to place any signage until after the photographs have been taken.
